Frequently asked questions

The questions owners ask before they hand over a key

The service

What home watch is, and what it is not

What is home watch, exactly?

Home watch is a scheduled visual inspection of a property that sits unoccupied for stretches of time. The same route is walked every visit (roof and siding from the ground, the perimeter, every interior room, and the mechanical systems), so that a change is obvious the moment it appears.

It is not house-sitting, it is not a security patrol, and it is not maintenance work. It is documented observation, followed by fast notification when something looks wrong.

How often will someone visit my home?

Visit frequency is set during your consultation and written into your stewardship plan. A home occupied two weekends a month needs a different rhythm than one sitting empty from November to April.

Frequency also flexes with the season and the weather: visits are added around storms, hard freezes and the days before an arrival, rather than held rigidly to a calendar that does not know what the mountain is doing.

What do I receive after each visit?

A video walk-through of the property, plus photographs of anything worth documenting. You see what we saw, in the order we saw it.

That matters more than it sounds. A checklist asks you to take someone's word for it. Video does not.

Do you do repairs yourself?

No. White Oak Stewardship observes, documents and coordinates. Licensed trades do the licensed work, and we meet them, watch the work, and confirm it was completed properly.

Keeping those two roles separate is what makes the verification worth anything. A company that inspects its own repairs is not really inspecting.

What happens if you find a problem?

It is documented, and you are notified promptly. Where the situation is urgent (active water, a failed system, storm damage), you are called rather than emailed.

We then coordinate the right vendor once you approve. Nothing is spent on your behalf without a conversation first.

Can you help if my home is on Airbnb or VRBO?

Yes. Post-cleaning quality checks, guest arrival preparation, restocking and vendor coordination between stays are all available, and full guest readiness support is included at the Private Stewardship level.

Reviews are won and lost in the two hours before a guest walks in. That is the window worth covering.

Trust & access

Who is in your home, and what they know about it

Who actually visits my property?

Katie Mujcic, the founder. White Oak Stewardship is one person by design, which is why membership is capped at ten to twenty homes at launch. You will always know who is walking through your home.

As the business grows toward fifty to seventy-five homes, trusted people are added before capacity is, never the other way round.

How do you protect my access codes and alarm details?

Access instructions, alarm codes and household preferences are collected securely, stored in your property profile, and never shared with anyone outside the service of your home.

White Oak Stewardship does not photograph or publicize client properties. Your home will never appear in marketing, and neither will your name.

Are you licensed and insured?

White Oak Stewardship carries general liability coverage, and every enrollment requires a signed Service Agreement and Liability Waiver setting out scope, access and responsibilities in writing.

Certificates are provided on request during your consultation.

What if I want to be there for a vendor visit?

Then be there. The point is that you do not have to be. Vendor visits are scheduled around your preference, and you receive photo documentation of completed work either way.

Memberships

How membership works

What does the founding member rate lock in?

The first ten homes to enroll in the Home Watch membership pay the founding rate of $249 a month, and keep that rate for as long as the membership stays active. Founding members receive exactly the same service as every member who follows.

Once ten places are filled, the founding rate closes. Membership details are discussed during your private consultation.

Is there a contract or minimum term?

Memberships are billed monthly with no minimum term. Enrollment requires acceptance of the Service Agreement and Liability Waiver, which define scope and access. That is protection for both sides, not a lock-in period.

Can I try it once before committing?

Yes. One-time services need no membership: a single property inspection with video report, a pre-arrival preparation, a post-storm check, or a vacation rental readiness check.

Most owners who start there are deciding whether the standard of care is real. It is a reasonable way to find out.

What is not included in any membership?

Repair work, cleaning labour, landscaping and anything requiring a licensed trade are coordinated rather than performed, and billed by the vendor. Groceries, supplies and third-party costs are passed through at cost.

Additional visits, project oversight, decorating, organization and errands beyond your membership level are available à la carte, always with an estimate before work begins.

Which areas do you serve?

Big Canoe, Jasper, Tate, Dawsonville, Ball Ground, Ellijay, Blue Ridge and the surrounding North Georgia mountain communities.

If your home sits just outside that list, ask anyway. Coverage grows with the membership base.

Do you offer 24/7 emergency response?

Not yet. Round-the-clock emergency coordination, storm assessments, home opening and closing, preventative maintenance tracking, home inventory management and smart-home coordination are on the roadmap as the business grows.

We would rather say that plainly than promise a response time we cannot hold. If one of these matters to you now, raise it during your consultation.

Still deciding? The membership comparison shows every line item side by side, and the journal covers what a visit actually involves.

Founding memberships

The first ten homes set the standard for every home after.

Founding members join the Home Watch membership at $249 a month and keep that rate for the life of the membership. Ten places, then the founding rate closes.
